So you’d suggest zoning suburbs such that x% must be allocated as

Affordable? City of Charlottesville did that to our development ... something like 20% of the houses have to be “affordable” - whatever that means - for the developer to get his ducks in a row ... and do you know what happened? The developer built strings of smaller houses with downgraded features to meet that price point sprinkled through the neighborhood and thrifty, young, educated middle class white people bought them. My house is worth probably 50% more than the house on the right and the exact same as the house on the left. The guy in the smaller house is a white dude who went to UVA, I’m a white dude UVA and wife UF, and the guy to the left is white dude CofC wife UVA. Everybody whiter than the house on the left’s paint (which is white, by the way).
