CPI includes components that under-report true inflation including bogus

measure of "owners equivalent rent". The measure is derived from a survey conducted by the BLS literally asking homeowners how much they think they could rent their home out for furnished and unfurnished. The survey results consistently lag actual rental costs and home prices.
