It feels like there is new stock hitting the market
and a ton of gentrification making other areas more livable (even parts of scentral and other areas south of the10). downtown LA was a wasteland 20 years ago... areas south of culver and out by playa vista have been developed heavily over the last 5-10 years as tech / digital media cos have moved into those areas. that said, supply clearly hasn't kept up with demand, especially in places with good public schools (south pas, manhattan beach, etc.). as others have highlighted, commutes will frequently determine where people will live. I couldn't imaging living in south pas and commuting to the west side every day, but I know people that do it.
