Harper's cover story this month is about NYC real estate, too.

They showed how rent control and rent stabilization laws have basically no influence on stopping improvements because well over 90% of the apartments are vacated at some point which then puts them at market prices. Yeah, we see the stories of someone paying "$150 a month for an 85-bedroom apartment", but those are getting fewer and futher between.
