Interesting. Lived in the house from


2005 to 2012, rented from 2012 to now. Last kid goes to college in 2026. Let’s say I sell it in 2028 after living in it for 2 years as primary residence… so the total gain would be prorated based on amount of time as residence vs time as rental? 14 of 23 years as rental (no exemption) 9 of 23 years as primary residence ?

With the appreciation in value and depreciation of the improvement value over 14 years of renting, my gain will likely be above the $500k exemption anyway.
