Thanks. The other option is to rent it until the kids go off to

college, renovate it and expand it into our dream retirement home and just live there in retirement and defer cap gains indefinitely.

I always figured we go for the beach front condo, but with the cap gains we'd owe upon selling it, that would be a tough tax bill to swallow.
