One other option...

Assuming 1031 like-kind exchanges are still permitted at that point, you could:
1. Sell the current rental using a qualified intermediary
2. Reinvest the proceeds in your dream retirement home
3. Rent out the new home for at least a year
4. Move into the home and live happily ever after
